The Home Buying Process
Everyone’s journey is a little different, but we try to keep it as simple as possible for you. Here’s a rough outline of the process that you will follow when buying a property.
1. Getting to know you. We help you get prepared.
It all starts with your story. Who you are and where you are going? Are you looking at properties for the first time or have you done this a few times before? The more we know about your goals, dreams and situation in life, the better the advice we can give you.
To get prepared to buy a property, the most important thing to do is get pre-approved for finance. Please arrange a meeting with us – an application form will need to be completed on or before this meeting (this can be done online here also).
Supporting documents will also be required such as:
- Bank statements,
- Evidence of deposit to be used
- Income verification
2. Start House-Hunting
This can be the exciting part, but often it can be stressful. We won’t just help you get a mortgage, but also provide useful advice on other aspects such as getting prepared to bid at auction, understanding special conditions of your loan approval, making sure what you purchase is acceptable to the bank.
3. You’ve just purchased – now what?
Depending on who you are, you may be interested in the details, or you may prefer to have us just give you the highlights – either way, it’s time to meet again at this stage to take you through the next step :
- We discuss with you the types of loans/repayment terms that are most suitable for you.
- We negotiate on your behalf with the lenders to make sure that you have the best possible deal at that moment in time from your chosen lender.
- We liaise with your solicitor regarding documentation.
But that’s not all! After you move in to your home, our involvement is not over – at least every 1-2 yrs we like to catch up to review how things are going and to continue to give you advice that keeps you on track with your financial goals
Is some of your deposit coming from overseas?
When transferring large sums of money, you can often get a way better deal by shopping around. One of the providers out there is NZ Forex - the can often get much better deals compared to dealing directly with your bank for foreign currencies.
